Terms and Conditions for BABE Leasing - Content Creation/Production Room:

1. **Booking and Payment:**
- All bookings for the Content Creation/Production Room are subject to availability.
- The rental rate for the room is $35 per hour, and all time must be pre-paid.
- Payment must be made in full at the time of booking to secure the reservation.

2. **Cancellation Policy:**
- Cancellations made 24 hours or more prior to the scheduled date and time will receive a 50% refund of the pre-payment.
- Cancellations made on the same day or less than 24 hours before the reserved time will result in forfeiture of the entire pre-payment.
- Requests for cancellations must be made via phone call or email to BABE Leasing.

3. **Late Arrival Policy:**
- Renters are expected to arrive on time for their scheduled reservation.
- A grace period of 15 minutes will be provided from the start of the reserved time.
- If the renter arrives more than 15 minutes late, a $20 late fee will be applied to the booking.

4. **Access and Check-In Procedure:**
- Renters must check in at suite 179, located across suite 173, to notify the attendant of their arrival.
- Alternatively, renters may text 281-520-6760 to inform the attendant of their presence.
- Upon confirmation of arrival, the attendant will open the room for access.

5. **Room Usage:**
- The Content Creation/Production Room is to be used for its intended purposes only.
- Renters are responsible for adhering to all relevant laws, regulations, and safety guidelines during their use of the room.
- Any damage to the room or its equipment caused by the renter will be the sole responsibility of the renter, and additional charges may apply.

6. **Additional Terms:**
- BABE Leasing reserves the right to refuse or terminate any booking at its discretion.
- BABE Leasing shall not be liable for any loss, damage, or injury incurred by the renter during the use of the Content Creation/Production Room.
- Renters are encouraged to review and comply with all terms and conditions outlined by BABE Leasing.

By booking the Content Creation/Production Room with BABE Leasing, the renter acknowledges and agrees to abide by the above terms and conditions.
